What the roof space says about an older Berwick home

Ducts, bracing, flues and insulation, and why buyers rarely see any of it.

Berwick 3806 · 17 February 2026

In short: Open for inspections show the rooms. The roof space shows how the house has really been treated.

Rangehoods into the roof

One Berwick home had its rangehood discharging straight into the roof space, leaving grease and moisture above the kitchen.

Bathroom fans

Fans venting into the roof void were common practice once, but they bring steam and condensation up into the timbers.

Bracing never finished

Roof bracing over an entry had not been bent over and nailed off as the standard requires.

Flues and insulation

A fireplace flue touching insulation is a fire hazard and is reported straight away.

What it means for your offer

Most of these are modest fixes. Knowing about them before you sign lets you price them in.

Will you always enter the roof space?

Where access is safe and practical. Otherwise we inspect from the hatch and say so.

Is a fan into the roof a defect?

It may have been accepted when built, but it is a moisture risk and we report it.

Can a rangehood be re-ducted?

Usually, by an electrician and roofer working together.

Does this include the chimney?

We look at the chimney from the roof and the roof space, including whether it has a cap.
